The acquisition of this high quality, prime town centre leisure destination was made close to the bottom of the property cycle. The aim of the Fund is to provide investors with capital growth on their investment by investing in a leisure scheme comprising restaurants, tenpin bowling and a Health & Fitness club, and anchored by a 14 screen Odeon cinema. The pricing reflected much reduced property values at an attractive yield thereby providing considerable interest cover and a significant bank debt amortisation profile. Unexpired lease terms averaged nearly 19 years at purchase. The fund launched in Novermber 2009.
In May 2011 the property was sold after significant institutional interest. The total return for investors was 22.3% over the 18 month ownership of the property.
